First-time buyer, James Fagan (29) knew the only way he could afford to buy in London, within 50 minutes of where he worked was to buy a new build home and use Help to Buy.    

Having decided, about two years ago, that he wanted to move out of the house he was sharing with three others in Hackney and buy his first home, James looked at various areas in East London, both North and South of the River, at what friends were doing, what was coming on stream and how he could afford to buy on his own. He soon realised that new build was the best value and with Help to Buy he would be able to afford something within his budget. Location was also an important factor for his commute, but he also wanted a community feel. 

James started looking at the developments that met those criteria and spent the best part of nine months doing his online research. Not much was pulling his attention until he saw Anthology’s Deptford Foundry and he knew it ticked all his boxes. 

James explains further: “The timing was spot on. I came across Deptford Foundry which Anthology had just launched, through my online searches. It was just at the point when I was ramping it up to look at various properties. I looked into Deptford Foundry and liked what I saw. Compared with some other new build developments I’d been considering, the layout of the homes were really well thought out and the development was on a decent plot in a great location. 
“Information was easy to acquire from the website and when I went to see the sales team in person, they were friendly and open and answered all my questions honestly without “bigging it” up for the sake of it. And of course, Help to Buy was available meaning I could secure my new home with a 5% deposit.
“After that I was able to make my decision pretty quickly. I really liked Anthology’s approach, the customer service was spot on and Deptford Foundry had all the things I was looking for, location, price, incentives and the great community vibe.”

James moved into the first of the completed blocks in late January 2019. He was delighted with the quality of the build, the great layout and the high end feel of the finish.
James, who works as a Solicitor in Liverpool Street, continues: “It’s a great location. My commute to work is only 35 minutes and there’s lots of small local shops and cafes within a short walk with quick access to public transport. Deptford truly has that community feel that I was searching for; I love Deptford Market, The Albany Theatre, the local cinema, and independent shops plus nearby New Cross Gate has a great student feel so lots is always happening that way. I’ve also joined the Commando Temple, an ideal independent local gym. 
“The whole area is being regenerated but it hasn’t lost any of the character. In fact, I think Deptford Foundry, with the artist studios and Anthology’s community led approach, adds to the character and gives it a sense of a place which is going places.” 
James also made use of HomeViews when he was doing his research which helped him to get a feel of what to expect and know which questions he wanted to ask.  “I found that Anthology always came across really well in other reviewers’ comments, which were often quite glowing. Other first-time purchasers in particular reported having a smooth and even enjoyable experience. You always hear about horror stories, but I can hand on heart say that Anthology were great, lived up to everything they said and were fantastic to work with throughout the process.”

James concludes: “I was really pleased to find Deptford Foundry, the right place for me to step on to the property ladder, and Anthology, the right developer to have helped me achieve my goal. And Help to Buy means that in the long run I’ve made an investment which will be a much better option for me than renting, as I will be paying off my own mortgage rather than that of a landlord.”
